Advice

  1. Do not send any money or ID until you have verified the address, viewed the property (in person or live video with proof of access), and signed a legitimate lease.
  2. If Airbnb is mentioned, only communicate and pay inside the official Airbnb website/app; never use links from emails or bank transfers to Airbnb agents or invoices.
  3. Ask for the full address and proof of ownership (title/land registry extract and a utility bill matching the owner). Verify independently.
  4. Insist on a standard local tenancy agreement and deposit handling compliant with local law (e.g., protected deposit scheme where applicable).
  5. Search the text and any photos online to see if the ad or pictures are reused elsewhere under different locations or prices.
  6. Compare the rent to typical market rates; a below-market price with urgency is a red flag.
  7. Request a local representative or licensed agent to show the property; if they refuse, walk away.
  8. Avoid wire transfers, crypto, or gift cards; use traceable, reversible methods only after verification.
  9. Keep all communications on a reputable platform; avoid switching to private email/messaging.
  10. Report the listing/message to the platform or local consumer protection if they push for payment without a verified viewing.
